1. AGENCY & COMMISSIONS

1. Company does not recognize or offer sub-agency arrangements without a prior written agreement. Company does not cooperate on commission payments to unlicensed persons or entities. Company does not cooperate with brokers licensed outside the State of Utah unless proper verification of one of the following is provided: (1) a valid Utah reciprocity license, (2) a Utah temporary practice permit, or (3) a written referral agreement legally recognized under Utah law.

2. In limited circumstances, and subject to full disclosure, proof of legal representation, and prior written agreement, attorneys licensed to practice in Utah may be eligible to participate in commission arrangements as permitted under applicable Utah law and Division of Real Estate rules.

3. Company reserves the sole right to determine whether compensation will be offered to a licensee who cannot provide satisfactory written evidence of representation in a transaction. Any offer of a commission share to a cooperating broker is made at the sole discretion of Company. Selling bonuses and cooperative compensation offers are subject to change or cancellation without notice. Some forms of compensation may be contingent upon the performance of third parties and are pursued solely at Company’s discretion. All agents are encouraged to confirm compensation details directly with the listing agent prior to submitting an offer.

4. Clients may be required to execute documents provided by or to Company addressing the matters described above or other relevant matters as may arise in connection with any transaction.

 

ARTIFICIAL INTELLIGENCE (AI) USE, RELIANCE & LIMITATION OF LIABILITY

Company may utilize artificial intelligence, machine learning tools, or automated technologies (“AI Tools”) in the course of marketing, communications, data analysis, document preparation, property descriptions, valuation support, and other business activities. Such AI Tools may include third-party platforms not owned or controlled by Company.  All outputs generated or assisted by AI Tools are provided for informational and convenience purposes only and may contain errors, omissions, inaccuracies, or outdated information. AI-generated content is not guaranteed to be complete, reliable, or suitable for any particular purpose.

1. The accuracy, completeness, or reliability of AI-generated or AI-assisted content

2. The fitness of such content for any specific transaction or decision

3. The continued availability, performance, or security of any AI Tool

To the fullest extent permitted under Utah law, any person or entity interacting with Company content, systems, or communications agrees to hold Company harmless from claims, damages, or losses arising from:
